DANGER to VA Buyers: Gross Negligence and Brokerage Abandonment
I am warning the Orange County community against using Naz Mehdizadeh (Naz Mehdi, DRE #01233512) and the management at Realty ONE Group West (Laguna Niguel). Our $1.5M VA home purchase nearly ended in a $45,000 disaster due to staggering incompetence and failure to honor fiduciary duties.
Gross Professional Negligence: Our agent, Naz Mehdi, repeatedly presented incorrect, high-stakes documents. She pushed us to sign a Full Contingency Removal before our VA appraisal was finished--nearly stripping us of our federal protections. She later presented a cancellation form where she had marked the incorrect box to release our $45,000 EMD to the seller. We had to catch these 'errors' ourselves to save our money.
Failed Communication: When we demanded she make our requests formal with escrow, she claimed she 'didn't see' my emails because they 'went to spam.' For a professional handling a million-dollar deal, this excuse is a gross violation of the due diligence owed to a client. When the truth about the property surfaced, she defended the seller's agent instead of us.
Property Misrepresentation: Naz failed to provide county tax records that would have revealed a 400 sq. ft. discrepancy (and garage misrepresentation) in the listing. We only discovered the house was significantly smaller than advertised after the VA appraisal was finally completed.
Legal Incompetence & VA Requirements: Naz was uninformed about California Civil Code § 1102.3. When we discovered undisclosed Airbnb tenants (staying 22 days post-closing) and a major pool/foundation leak, she failed to advise us that these 'new material facts' triggered a mandatory 3-to-5 day right to cancel, regardless of prior contingency removals. She also pushed us to accept a 'repair credit' for the leak, unaware that VA safety standards typically require such repairs to be completed and inspected before closing.
Brokerage Abandonment: When the seller refused to release our EMD, we effectively 'fired' Naz by contacting her broker, Charleen Nagata DRE#01241744), and demanded she represent us personally. Charleen was completely ineffective in her discussions with the seller's broker. We then dealt with Risk Manager Brenda Gonzalez (DRE #01436455), who said that once a demand letter was refused, there was nothing else they could do. Because the brokerage hit a dead end, we hired an attorney--at which point Brenda stated that since this was now a 'legal matter,' the brokerage was done.
The Reality: We were still contractually bound to go to mediation--not court--and the brokerage had a fiduciary duty to stand by us through that process. Instead, they washed their hands of the mess their own agent created simply because we sought outside legal protection.
The Resolution: Once our attorney intervened and clouded the title, the seller released our $45k immediately. This proves that Naz and Brenda's 'guidance' was professionally unsound.
This office will leave you to pay for their mistakes. Do not trust them with your home or your money.

I am a seasoned Real Estate professional, but not a real estate agent. As an outside observer, I can say wholeheartedly this is a well run office. The culture values the education of agents in a tactical business sense. Sometimes in real estate, you can encounter some shadiness and greediness. But NOT here. They encourage doing the right thing and that funnels from the top down to their agents. You can use a Realty One agent knowing you are likely working with a knowledgeable professional, who has your best interests at heart.

The most HORRIBLE EXPERIENCE I have ever had. The agent ABBAS did not disclose all of the problems with the home that we currently rent. We found out it was a half way house from the mail man and pool guy. Since then we have experienced 3 sewer breaks resulting in thousands of dollars of lost personal property. The carpets were never replaced after the raw sewage seeped thru the down stairs bedroom and hall. They have been showing the place to rent since we can not take it any more. This home is a major HEALTH HAZARD and Abbas is showing this to families with small children and not letting them know any of the potential health challenges since the sewer was never cleaned up in the rooms. We have two weeks left to move with another major sewage spill. Very disappointed in this company. I would NEVER recommend REALTY ONE LAGUNA NIGUEL OFFICE to anyone after the branch manager and company ignored my letters when I first moved in to correct the situation.
